Real Estate- Apartment Management -- Maintenance
National Property Management Company seeks a full-time *Maintenance Supervisor* at a prestigious apartment community
*Position Overview --* The Maintenance Supervisor is responsible for directing the maintenance staff, overseeing the physical components of the community, scheduling of contractors, turnover of units, and providing quality customer care and services to existing tenants and new prospective tenants.
He or she is also responsible for directing all necessary preventative maintenance programs, capital programs and necessary repairs.
The Maintenance Supervisor reports to the General Manager.
*Job Duties**:*
* Assist in hiring, training and managing the maintenance staff, including seasonal employees.
* Assist the General Manager in preparing the annual budget.
* Adhere to the budget guidelines for the operation of maintenance and capital programs.
* Establish schedule for maintenance coverage at the community.
* Inspect, assess and maintain all building structures, systems and grounds throughout the community and supervise/perform their maintenance and repair as necessary.
* Walk the property daily paying attention to appearance, deficiencies and general cleanliness of all areas.
* Conduct meetings and training programs for maintenance employees.
* Schedule, manage, and review the apartment turnover process.
* Maintain an adequate inventory of supplies, materials and equipment needed to service and maintain the property.
* Perform maintenance work, as needed.
* Direct all maintenance procedures to ensure that job assignments and work orders are carried out promptly and in accordance with established procedures.
* Answer emergency calls and provide "on call" support when necessary.
* Maintain the shop and storage areas in a clean, orderly and secure manner.
* Treat residents with respect, efficiency and courtesy.
*Requirements for Maintenance Supervisor**:*
* Must have at least 2 years experience working as a Maintenance Supervisor and a minimum of 4 years property management and/or multifamily construction or maintenance experience
* Must have a good history of dependability and job performance
* Must have experience in air conditioning, heating, carpentry, plumbing and electrical systems.
* Must have adequate computer skills and good administrative skills .
* Must have a basic set of hand tools for use in performing routine job duties
* Must possess a valid driver's license
* Must have HVAC & pool certification or be willing to obtain necessary certification within the first year of employment
*Compensation/Benefits**:*
* The hourly rate for this position generally ranges between $33.
00-$35.
