Our company is seeking a Commercial Real Estate - Assistant Property Manager to join our growing team of professionals.

To do this job, you must be able to manage both an onsite office, communicate effectively, work without being micro managed and be able to hit your goals! On top of that, you need to be able to adjust to the evolving needs of a growing organization.

Qualifications: * Three years’ property management experience managing commercial real estate * Associate's Degree * California Real Estate License - must obtain or be able to obtain * Review current process and procedures, recommend improvements and enhancements to current processes * Manage tenant accounts, ensure timely collection of rents, follow up on delinquent payments and prepare monthly reports.
* Analysis and enforcement of lease agreements and governing documents * Administer tenant move-ins, prepare new lease abstracts, and coordinate final inspections upon move-out * Oversee tenant requests for work orders, including coordination of vendor estimates, providing proposals, submitting work orders, and invoicing tenants * Ensure all property and tenant files (digital and physical) are prepared and maintained in an orderly and logical manner * Conduct regular inspections of the properties to ensure proper adherence to lease terms including designated parking, common area maintenance and recommend improvements as necessary * Prepare Tenant Notices & Communication, serve as contact for tenants, enforce collections of all past due charges and work closely with collection attorneys * Understand annual and semi-annual CAM Reconciliation and CAM Estimates * Coordinate with site Management and Maintenance to keep vacancies in good condition for leasing, update marketing strategy and materials with property brokers * Coordination with property brokers to complete the required documentation for new prospects and tenants * Manage Tenant Improvement projects and Common Area Improvements * Special projects related to optimizing operations including property signage, parking management and working with local municipalities * MUST PASS DRUG SCREENING AND BACKGROUND CHECK Job Type: Full-time Pay: $57,000.
00 - $60,000.
