Job Title: Project Manager
Job Summary:
Plans and oversees the building and restoration process of various construction projects from start to finish.
Staying within the budget, retrieving the necessary permits to construct in certain communities and communicating the client’s goals for certain projects to the subcontractors and construction workers.
Duties/Responsibilities:
Simultaneously oversee multiple projects
Receive estimate from Estimator, review notes in internal database (Dash)
Read scope of work and create a job file which includes budget and schedule for entire job (i.
e.
, labor & materials)
Determine best utilization of labor either in-house crew or subcontractor.
Participating in design, process, and permit submittal when required
Obtain city permits and/or inspections if needed.
Coordinate with homeowner regarding scheduling of walk through
Perform job walk to list preexisting damage, discuss material selection, and manage homeowner’s expectations.
Oversee purchasing of materials and/or purchase materials.
Provide scope of work for subcontractors in varies trades and/or in-house crew.
Oversee onsite work (visit jobs site periodically to ensure progression and quality of work)
Meet with homeowner once job is completed to receive completions statement and take picture of completed work.
Approve subcontractor invoices.
Ensure job is properly closed out, with all documentation and internal notes required for payment.
Stay in constant communication with homeowners, adjustors, or any other 3rd party.
Required Skills/Abilities:
2+ years’ experience in Project Management for an Insurance Restoration company
Working knowledge of construction best practices
Highly proficient in Microsoft Office and Xactimate
Excellent customer service, follow through and the ability to oversee a job through close out.
Ability to understand budgeting, scheduling and job costing to ensure profitable jobs.
College Degree a plus, but not a must
Technology: Able to type efficiently on their own (tested skills); compose/design document templates, letters and spreadsheets/databases using Office productivity software and other related software.
Work within an MS Windows environment.
Able to adapt to new technology and different records systems.
