On-site resident managers often perform work in exchange for a lodging credit or a reduction in rent.
Minimum wages must still be paid to a resident manager for work performed and a lodging credit may offset the minimum wages only up to a certain point.
A voluntary written agreement between the employer and resident manager regarding the rent credit is always required.

The maximum allowable lodging credit that can be used to offset minimum wages is $72.
88 per week for a room occupied alone and a $60.
16 per week for a shared room.
For an apartment that is occupied alone, the maximum allowable is $875.
33 per month and in no event greater than two-thirds the ordinary rental value of the unit.
If a couple living under the same roof are employed as managers, the maximum allowable is $1,294.
83 per month and in no event greater than two-thirds the ordinary rental value.
This means that a reduction of wages more than this amount is illegal.
