We are seeking a construction manager with similar values who can put their experience to work on a variety of development initiatives.
This person will be responsible for overseeing multiple projects simultaneously and serving as the on-site manager and owner’s representative for dealings with consultants, contractors, suppliers, agencies, and end consumers.
The construction manager will ensure compliance with all national and local procedures, regulations, building codes, and safety requirements and will provide progress updates to appropriate management channels on a regular basis.
With every project, the construction manager will be responsible for driving the build quality and innovation CED is known for while delivering projects on time and within budget.
*Objectives of this role:*
- Manage worksites for new construction and value-add projects, coordinating all activities and ensuring all work is in sync with project goals and objectives, including staying on schedule and within budget.
- Provide direction to contractors, subcontractors, engineers, and various other vendors and consultants to ensure project goals are being met.
- Manage construction drawings including submitting to various agencies, obtaining necessary permits, recognizing errors, omissions or defects, value-engineering, and RFI’s.
- Interface with architects, engineers, agencies (city, utilities), and other consultants in order to ensure an orderly and timely delivery of final product.
- Prepare and manage budgets, estimates, schedules, and other benchmarks associated with project.
- Anticipate, identify, mitigate, track, and manage construction issues, field changes (change orders), or errors.
- Adhere to all applicable legal requirements: permits, fees, safety procedures, inspections, etc.
*Responsibilities:*
- Collaborate with architects, engineers, agencies, various other consultants, contractors, and subcontractors to coordinate plans and schedules for timely execution.
- Manage construction drawings including reviewing for errors, RFI’s, value-engineering, submitting to various agencies (city, utilities, county, etc.
), pulling all necessary permits and ensuring consultants, engineers, contractors, and subcontractors understand their respective scopes of work.
- Develop and Manage construction budget: estimate expected costs, value-engineering, change orders, all associated fees, etc.
(preferred experience with Excel, Yardi, etc.
)
- Manage construction schedule and maintain consultant, contractor, and subcontractor performance from start to finish from pre-construction phase (planning & engineering) to final project delivery/ C of O (preferred experience with scheduling software preferred (Procore, MS project, etc.
)
- Manage daily activities on project site including initial bid walks, preconstruction meetings, construction progress, inspections, punch walks, and closeouts.
- Manage construction quality and safety by performing and documenting inspections throughout construction process, ensuring work environment is clean, safe, and productive.
- Manage consultant and contractor billing including schedule of values, verification of work performed and invoiced according to plans and contract obligations, invoice approval, and submission to accounting.
- Respond efficiently and effectively to work delays, emergencies, and other disruptions.
*Required Skills:*
- 5 or more years of new-construction management, preferably Multifamily and Medical
- Experience delivering new construction projects on time and within budget (references)
- Knowledge of construction methods and technologies; ability to read and interpret technical drawings, plans, permits and contracts.
- Knowledge of building and Title 24 codes
- Ability to prepare and maintain budgets and schedules.
- Ability to manage multiple projects simultaneously while maintaining project quality.
- Knowledge of construction site safety protocols and procedures
*Preferred Skills and Qualifications*
- Bachelor’s degree (or equivalent experience) in construction management, engineering, real estate development or related field
- Ability to communicate in more than one language (English & Spanish)
- Professional Certification, such as CCM (certified construction manager), PM (project management), AC (associate constructor), or CPC (certified professional constructor)
- Working knowledge of green codes and building technologies
