We are seeking an Investor for earnest money for various land flips.
The investor money is not at risk, you can ask any real estate attorney or escrow officer.
We will have a 3rd Party Earnest Money Agreement for your protection.
If we cant flip the land in the due diligence period (usually 60-90 days), we request all the money to be returned to investor from escrow.
For a successful flip, we return the Investors money plus 50% return of earnest money.
For example: if $20k invested, we add $10k return for a $30k total paid to Investor.
The typical escrow is around $10-$40k per deal.
We specialize in flipping land in Southern California.
The land is undervalued and usually either commercial or residential land.
Our company has real estate experience that has procured 2600 residential units, 585 apartment units, 3 retail buildings, 2 industrial projects and 2 public schools.
